I paid around ฿1,870 per night through Agoda — an excellent deal for a spacious 30 m² room with garden view in such a prime location.

Location & Getting Around
Kokotel Chiang Mai Nimman sits in a quiet alleyway off Nimman Soi 12, which gives you the best of both worlds — peaceful surroundings when you want to rest, but just a 5-minute walk to all the action on Nimman Road.
If you’re into nightlife, Warmup Cafe (one of Chiang Mai’s most famous pubs) is practically around the corner. Maya Lifestyle Shopping Center is also within easy walking distance for shopping, movies, and food courts.
Getting there: A taxi or Grab from Chiang Mai Airport takes about 15 minutes. The hotel is easy to find but tucked away in a quiet soi, so the Grab pin is your friend.
The Room
I booked a Double Room with Garden View at Kokotel Chiang Mai Nimman, and at 30 m², it felt genuinely spacious for a budget hotel. The room features Kokotel’s signature sheep motif — a large blue sheep graphic on the wall above the bed, matching cushions, and sheep-branded towels in the bathroom.
The bed was comfortable with quality linens, and there’s a small seating area with a sofa by the balcony door. The room also includes a desk, mini-fridge, and plenty of cable TV channels if you want to unwind.


What impressed me most was the cleanliness — everything was spotless, and there was a handwritten welcome note waiting on the bed. Small touches like this elevate the experience beyond what you’d expect at this price point.
Bathroom
The bathroom at Kokotel Chiang Mai Nimman is modern and functional with a walk-in rain shower. Water pressure was excellent. Toiletries are provided in refillable dispensers rather than single-use plastic bottles — a nice eco-friendly touch that aligns with their sustainability messaging throughout the hotel.

Pro tip: They provide complimentary earplugs in the room. The hotel is located under a flight path, and you’ll occasionally hear airplanes overhead. The earplugs help if you’re a light sleeper.

I didn’t try the hotel breakfast since Nimman Road has endless breakfast options within walking distance. However, the 24-hour cafe means you’re never stuck for food options if you’re staying in.
The KokoCafe serves decent Japanese Tonkatsu and Northern Thai dishes at reasonable prices. It’s not gourmet, but it’s convenient and satisfying for late-night cravings or early morning departures.
